Somebody's Getting Married :)

Let’s talk weddings! Tomorrow, the Diamond family will celebrate Michelle Hollenbach’s marriage to Kerry Delong. Michelle will be wearing a floor-length … just kidding. I mean, it will probably be floor length, but I will spare you my wedding commentary.

Weddings are a great time to work that real estate mojo that I know you all have inside. Couples like Michelle and Kerry may each have their own homes to sell, plus they need a new, much larger home to accommodate all of their stuff – not to mention kids/pets/etc. What an opportunity!

Brides & grooms everywhere are using wedding websites like The Knot, eWedding, Martha Stewart Weddings, and Wedding Wire to plan out every detail of their special day. Most even have their own wedding websites to keep the family, bridal party and guests in the planning loop. And don’t even get me started on the social networking sites! Login and start networking on Bridal Fever, BridalHood & Peep My Wedding for a good start.

The Knot started a new venture, aptly titled, The Nest to keep that marketing relationship going after couples are married. The Nest has info on everything from real estate to baby to beauty and everything in between for newly married couples. Reply to some of the questions on the Real Estate message boards or comment on a real estate blog entry to start networking on The Nest.

backronyms & the word on the street

Happy Thursday All! I came across a new word (well, new to me) the other day that I HAVE to share. I taught a section on "wikis" in Tech Daze for the last few years and I never knew this little factoid. The word "wiki" I used to tell our agents, stood for "What I Know Is". I went on to explain the community collaboration involved and of course, showed them Wikipedia, the Inman News wiki and my CB training wiki. Well, imagine my geek world exploding when I learned a short 48 hours ago that "What I Know Is" is actually a backronym! Not knowing the term, "backronym" I quickly wikied the word.

A backronym, according to Wikipedia ..."A backronym (or bacronym) is a phrase that is constructed "after the fact" from a previously existing word or abbreviation, the abbreviation being an initialism or an acronym."

HOW FUN!

So what does "wiki" mean? Well, nothing. The word "wiki wiki" means "fast" in Hawaiian (again according to Wikipedia). Crazy right?

Okay, so the word on the street is that as of Friday, June 27th our application for the Diamond offices name change to CB Hearthside will be "filed" with the state. I'm told this means that the Diamond offices can now operate as CB Hearthside. Exciting news!

Fun with Widgets

I'm going to get a little technical on you here, so pay attention. A widget or GUI widget (should we go there ... let's "graphical user interface") is a condensed version of an application that lives on your desktop. The application it represents can be anything from a photo viewer to an RSS feed reader to a wireless network finder and even a home search tool. Coldwell Banker created a widget version of the Home Retriever last year - a small part of what helped them win the Inman News Innovator of the Year for 2007. If you have Vista, you have widgets. You may not know what they are - but they are the tiny apps running on your desktop or in the your tidy little Microsoft sidebar.

For more on widgets, check out the Yahoo! widget library at widgets.yahoo.com or create your own widgets with Widgetbox, Wigitize or use Yahoo's Konfabulator. There are millions of widgets for just about everything you can think of ... a few of my personal favs include the picture frame widgets - scroll through your own pics or pics of places you wish you were, the free wireless network finders ... very good when you are down the shore for the weekend, the weather widgets - I like to know what's happening outside, and of course the many versions of the itunes remotes so I can listen to my tunes while typing away.

You can also turn your blog in a widget or "blidget". One of my favorite authors, Tim Sanders (wrote The Likeability Factor and Love is the Killer App) has his blog in widget form so I always have him right on my desktop. Ahhh Tim, you are so wise.

It's time to unleash your listing on the world!

Happy Monday! Today I wanted to blog about some info that I created for the Diamond intranet, a little page I like to call, "Unleash Your Listing" ... let's begin.

Get your listing out there in the non-traditional ways - it's fast and cheap! Post your listing on craigslist, your fav social networking site (if allowed) and get the word out. Posting to craigslist is an easy DIY job, or get a company like RealBird or Postlets to unleash your listing in all sorts of places ... google base, zillow, backpage.com, oodle, trulia, vast and of course, craigslist.

A note of caution:
Please continue to follow all legal and ethical guidelines, identity standards and our company advertising rules when posting these ads. You are still liable for whatever you are putting out there, so please be careful and consult your manager if you are unsure.

craigslist (yes lowercase "c" please) is a website that allows the community to post local classifieds and participate in forums moderated by the community and is mostly free. You can find everything from dining room furniture to a new job to romance and much more. Why use it? How about 9 billion page views per month with an estimated 25 million users in the US alone.


But don't limit yourself to craigslist alone - you can have a company like RealBird or Postlets unleash your listing! Click on the logos below to access each site and see for yourself.

Coldwell Banker Post Listing Presentation

2007 was the year of the Pre-Listing Presentation at Diamond. I feel like we trained an re-trained on this topic - why to use one, what to put in it, how to get the most out of a pre-listing presentation ... and, well you get the point. When we were first introduced to this concept from Steve Woodruff at a large company training program in 2003, I remember thinking, how simple, how different - I want one!

The pre-listing presentation was not really needed in that market and the idea of a post-listing presentation was definitely out! Well folks, if 2007 was the year of the Pre-Listing Presentation, then 2008 will be the year of the Post-Listing Presentation. Coldwell Banker has of course, developed a Post Listing Presentation for us - you can download this from CB Works (just use the search box and type in "Post Listing"). The presentation is in PowerPoint and can be modified to your hearts content. If you are interested, I have some scripting and other info that can help you utilize the "PLP".

The basic idea behind the PLP is to help the agent revisit the original goals that were laid out with the seller at the time of the listing presentation. The presentation gives you the opportunity to share with your seller how the local market has changed since you first listed the house and can help you in obtaining the dreaded price adjustment. You can show the seller what you have done to market the property, plus give them statistics on appointments, virtual tour views and more.

Just another tool you can use to help keep your sellers HAPPY :)

Take the leap to Firefox 3!

It's been called your "dream browser" and I can truly say - it delivers! The all new FireFox 3 is now available for download here. If you have no idea what I am talking about ... well, let's backup. Most of you are familiar with Internet Explorer, the number 1 Internet browser owned by Microsoft. FireFox is put out by Mozilla, a company dedicated to making the Internet "better for everyone". Mozilla has been a pioneer in the effort of open source software and believes that their transparency is a large factor in their success. Everything you "need" IE for can still be done in FireFox, through a nifty little "IE tab" add-on that takes seconds to download. The security is phenomenal and the entire browser can be tricked out to your specifications with a few clicks.

Social Networking is for Everyone!

Social Networking is not age-specific. When I am out in our offices and I hear, "I'm too old for that" or "I'm not tech savvy enough to understand social networking", I cringe! Social Networking is for EVERYONE! As real estate professionals, you network ALL the time! This is just another way to network.

Let's break it down ... Wikipedia defines Social Networking as:

A social network service focuses on the building and verifying of online social networks for communities of people who share interests and activities, or who are interested in exploring the interests and activities of others. Social networks connect people for free or at low cost; this can be beneficial for entrepreneurs and small businesses looking to expand their contact base. These networks often act as a customer relationship management tool for companies selling products and services. Most social network services are primarily web based and provide a collection of various ways for users to interact, such as chat, messaging, email, video, voice chat, file sharing, blogging, discussion groups, and so on. The main types of social networking services are those which contain directories of some categories (such as former classmates), means to connect with friends (usually with self-description pages), and recommender systems linked to trust.

A good first step is to get on LinkedIn (www.linkedin.com). LinkedIn is a business social network where you can connect with current and former colleagues, classmates and other business or personal acquaintances. Past customers can "recommend" you with a positive review that you can post on your profile. No past customers? No sweat ~ get a friend or former colleague to recommend your work. Once you have created your LinkedIn profile, you can promote it on your personal website, blog, email signature and more.

The Happening/Relay/Housetrology/EDU

Happy Friday the 13th

I hope everyone has cooled off now that we are back in the low 80’s for the weekend. Today is Friday the 13th and I am super psyched about seeing the new M. Night movie, “The Happening”. The trailers have been vague, but intriguing, and hey – Mark Walberg - can’t go wrong there.

Also happening today, the Eastern Montgomery County Relay For Life at Hatboro Horsham High School. I have been involved with this event since it started in EMC in 2000, leading teams, as a committee member and of course as a participant. Relay For Life is the reason that I am working in Real Estate today. But that is a story for another day …

Some fun CB news for today … “Coldwell Banker will launch Housetrology, a new feature accessible to Facebook users beginning June 16. This application allows users with Facebook profiles to determine their favorite home style, based on a series of questions tailored to their personal interests. The goal of Housetrology is to get consumers in the initial “dreaming” stage of the buying process to engage with the Coldwell Banker brand. Coldwell Banker is the first full service real estate company to create an application for the popular Facebook social networking site.”

The Housetrology quiz will also be available soon on the Coldwell Banker website. That’s web 2.0 at its finest! I love it.

On the Education front … exciting things are in the works! I just met with our Regional Education Director for CB and we are hammering out our plan for the 23 offices. I have tons of ideas that I am looking forward to presenting to the managers and ownership for their feedback soon.

Quadrennial Ethics Course

If you missed your Quadrennial Ethics Course with your Continuing Education this year, meaning that you did not have the Quad Ethics Course combined with your CE for the renewal, take the course online - anytime. Well, anytime before December 31st, 2008 at least. Per NAR's website:

TGIF & Importing Contacts

Okay, so I have two readers! Life is good. This morning I moved out of my office in Pottstown. I don't have an office yet in Willow Grove, so for now, everything (my entire car was filled) came home.

A handful of you have asked me about moving contacts into the Hside email program. This can be accomplished in the following way ...

If your contacts are in AgentAchieve, login and click on "Contacts"
On the left menu, click on "Import/Export" (all the way at the bottom)
Click the radio button that says "Export ..."
Click "Next"
By default, all of your contacts are selected here, click, "Show selected group members" to view
Click "Next"
Click "Export All Fields"
Click "Export Contacts!"
A pop-up will appear, click "Save" and remember where you saved the file!

Important Note -- this will not remove your contacts from AgentAchieve, it will only copy them

If you made it that far, we're in good shape. Feel free to take a breather here, put your feet up and harness your chi.



Feeling better? Good, let's resume. Now for the import ...

Login to your Hearthside Email
Click on "Contacts"
Click the "import/export" button at the top middle of the page
Click "Browse" and select your contact file that we just exported from AA
Click "Open" and then "Continue"

Here is the super fun part - matching the fields! Use the drop-down arrow in the "Corresponding Field Name" category to select the correct match to each field in the "Original" category.

For example: first name --> first name

Once you have completed the matching game, click "Ok"

That's it! Your contacts are in :) Email me with questions.

Giving In

I've spent a ton of time in the last two years training agents and managers about blogging ... why they are important, where to find the best free blogs and accessories for your blogs, what to write about, plus all of my little disclaimers (be careful! it's a commitment! blah blah blah) and in the end, I ALWAYS said, as much as I love to read blogs, I wasn't into writing one of my own.

Well, obviously I've officially given in today. If any of our Hside agents are really out there reading this - and I know that's a big if, I hope to provide you with helpful information that you can actually use. I may also try to be funny along the way. Just bear with me.

My first task as the Education Director for CB Hearthside is to re-work the entire education program. I am excited about all of the possibilities involved with this endeavor. We had some great little programs at Diamond that I hope to combine with some of the great education that Hside is already offering. Since we are now 23 offices strong and spread over 5 counties and two states, our training program has to be state-of-the-art and top notch all the way. Being a geek, I of course want to take some of our programs online via web-ex or video. I know the idea of this scares non-geeks, but I promise to make the transition as painless as possible. Classroom training will not go away, it will only be enhanced.

For my Diamond agents (who are not reading this either) ... all Learn 2 Earn sessions are on hold for June & July. Sales Academy will be on hiatus after the last two classes of our current session 6/9 and 6/16. Office visits are also on hold for the summer. My office is moving from Pottstown to Willow Grove, so feel free to call me there if anything comes up. Otherwise, I will keep everyone posted via this blog, the EDU 2.0 blog :)
